Construction Management
SCOPE OF SERVICES
TPA Realty Services will provide construction management services to be based on performing the various activities outlined below. Each project is different, however, and we would tailor our services to best manage your project.
DESIGN & BUDGET DEVELOPMENT
- Analyze the client’s needs
- Advise on possible alternative construction methods, if necessary
- Value Engineering
- Observe as preliminary plans are developed into permitable construction plans
- Review final plans for thoroughness and incorporation of client’s needs
- Advise the owner regarding building finishes and mechanical, electrical, and plumbing systems
- Provide periodic reviews and advise client to insure the project is developing in accordance with the building program
- Monitor the pre-construction schedule
- Review and advise the owner with regard to auto, pedestrian, and service access
BIDDING/BUDGET CONFIRMATION
- Coordinate the final pricing exercise
- Facilitate pre-bid conference
- Develop bid package
- Analyze bids for completeness and accuracy
- Make recommendations to client regarding final scope of work, cost, schedule, and contract language
- Facilitate additional value engineering, if necessary
PROJECT MANAGEMENT
- Act as the Owner’s representative throughout the design and construction process
- Provide personnel as necessary to minimize the daily involvement of the client’s employees allowing the client to concentrate on other business
- Administer the construction contract, schedule, budget, daily reports, quality, etc.
- Advise the owner to insure the contractor has what they need to complete the project
- Attend construction meetings and advise the client of all action items
- Coordinate activities of the architect, consulting engineers, and contractor
- Provide cost control and advise the client on all cost/construction related items
- Coordinate the compilation and completion of all punch list items
- Maintain involvement on a weekly basis from the start of construction through the first year warranty period
MONTHLY REPORTING
TPA Realty Services will provide monthly written reports, which will address the
following items:
- Executive Summary
- Schedule Review/Construction Progress
- Overview of the forthcoming month as it relates to the anticipated construction activities
- Proforma/Cost Update
- Review and approve all construction and design invoices that have been submitted for payment
- Updates on pending issues
- Photographs
